I will be adding photo's of floors i have completed to give you an idea of what an old floor can come up like after sanding and polishing,. so check back from time to time as i will be adding photo's with updates when time permits.
My prices are very competative, my gloss finish is Toby's Lustapol, a high solid hard wearing gloss finish.
I also use .satin, semigloss, toung oil, and decking oil finishes,

Above, this deck went most of the way around the house.and was 125m2 This is after the first sanding stage.
Below is the same deck after two coats of decking oil, it still has one more coat to be applied, All decks done by me will receive 3x coats of decking oil.


Above, the deck was in bad shape around the back of the house, it was water damaged and full of rot It was pulled up and repaired using new Cuprus pine t/g flooring.

Below is a newsagency that i sanded and polished 18 months ago, this picture was taken last week, as you can see in the picture there is very little wear, and the floor still retains its gloss after 18 months of trading, there are a lot of people in and out of this shop daily, and i would class this floor as a high traffic area, that will need to be maintaned with another coat at least every two years. Recoating is quick and cost affective, and will give your floor a much longer life and keep it looking like it was when it was first done,most floors in domestc use should last for 7 to 10 years under normal conditions, depending on how they are treated. before needing to be recoated, I have seen some floors last a lot longer, with fussy owners not allowing shoes to be worn inside :), but in reality a floor is a floor and as long as you make sure you don't have gravel or sand in the treads of your shoes then you can expect to have a nice floor for years to come.
Getting back to the re-coating side of things, re-coating costs as little as $300.00 for the average 3 bedroom home.
ie; LOUNGE, DINING, HALLWAY and 3 BEDROOMS Provided that i have sanded the floors before, I can recoat them without any trouble. I cases that i have not done the previouse sanding job, A test patch may be required to check for compatability, before recoating. So give me a call if you have any questions.

23/01/09 Above is a public hall 128m2 in total, this is what it looked like before sanding,

Below, the owner of this coffee shop decided that he wanted a rustic finish, So I sanded all the brown paint off the floor, and finished with a fine grit sandpaper, The owner then mixed up a special brew using linseed oil terps and black japan, this is not recomended as it is high mantinance and needs to be re-coated every two weeks to keep it looing this way.


Above and below, this floor was also covered in glue, the whole house measured 124m2 and was completed in 6 days, I work on my own and thought that 6 days was quite reasonable for a floor in this condition.
